How does the process of locating unknown heirs worldwide work?
Our team first contacts the official Land Registry to determine all registered owners of the property. Together with the client, we then identify which individuals they are not in contact with or may not even know. If any of the heirs reside abroad, we initiate contact with Slovenian embassies, which, through their legal procedures, establish communication with the individuals in question. Once consent for the sharing of personal data is obtained, we establish direct contact and arrange a meeting.
How long does the entire process take?
The duration depends on several factors, including the responsiveness of embassies, the willingness of heirs to cooperate, negotiations with heirs, notarial procedures, contract signings, and ultimately the sale of the property.

We carry out the process regardless of where the heirs are located. From Argentina to Australia, there are no geographical limitations for us.
Does a client from, for example, Argentina need to travel to Slovenia in person?
All documentation can be handled online and via postal services. We can arrange video conferences or communicate electronically, depending on the client’s preference and in accordance with legal requirements, as certain documents require handwritten signatures and therefore must be sent by post.
How is the final sale conducted?
Once a final buyer is secured, our company purchases the property directly from you. This approach avoids the need for individual contracts with each heir and eliminates unnecessary delays, saving time for both you and the final buyer.
